Welcome, neighbors! We are so glad you are here. Want to know what's happening in Waterman Farms? Need to connect to Kirkpatrick to pay dues? As a friendly reminder, a Homeowner's Association is not a board of directors, but it is all of us. And two of our main responsibilities as homeowners are:
 
1. To keep Waterman Farms a safe (and fun) place.
 
2. To keep Waterman Farms a beautiful place. 
 
To ensure that they remain faithful to what we hired them for, it’s possible to receive a warning or violation letter from Kirkpatrick (our management company) if there is a misstep in following the guidelines laid out in our CCR (covenants, conditions and restrictions) or Architectural Standards. Regularly mowing & keeping up your lawn, picking up trash or animal waste, and watching for pedestrians and playing children as you drive are all ways to care well for your neighbors. If you see something, say something. And as always, feel free to contact us with any questions!

Friday, May 15th to Saturday, May 16th
What: Annual Spring Garage Sale
Who: Waterman Farms Residents 
Times: *Typically* 7-3PM Fri/Sat for best outcomes
Notes: Please place a balloon on your mailbox for visibility.  If using signage, it can only be out the night before your sale and must be removed the day your sale ends. Must use own stakes for signs.  Be cautious not to place in an area where signs could obstruct vision of drivers leaving the neighborhood.

Embrace Downtown Project Begins February 2026!

The City of Noblesville’s “Embrace Downtown” project begins construction in February of 2026. Phase 1 (Logan St between 8th and 9th St) is expected to be complete by November 2026 This initiative focuses on enhancing streetscapes, improving walkability, and investing in infrastructure to support the continued growth and vibrancy of our downtown area. These improvements are designed to preserve Noblesville’s historic charm while creating a more welcoming and connected community.
